Draft Master Plan Land Use, Building And Layout Regulations.

The Draft Revised Master Plan consists of the land use plan as well as the regulations contained in this chapter. At the Draft notification stage the procedural aspects and the minor components such as the size of drawings or the number of copies of plan to be submitted etc are omitted. The main provisions of the regulations are explained in a way that can be easily understood by the common man. The final notification of the plan will contain the required procedural format of the regulations.

Note : SPECIAL COMMERCIAL ZONES ALONG ALL HIGHWAYS, RING ROADS, RADIAL ROADS AND EXTRESSWAYS (UPTO A DEPTH OF 90 M AFTER PROPOSED RIGHT OF WAY OF ROAD) WHEREVER INDICATED ON THE PLAN;  ARE CONDITIONAL. THESE CAN BE USED SUBJECT TO THE FOLLOWING CONDITIONS:

1.      Free handing over of land to local body/authority for widening of the road up to the proposed width.

2.      Construction of service road within the plot.

3.      Access from property to road only through service road.

4.      Minimum front set back of 18m, inclusive of 9m service road.

5.      Payment of special Premium of F.A.R and External Betterment Charges at rates that may be notified.

On not fulfilling the conditions the property can be used only for residential use up to three floors construction and after minimum 18m front set back.
